Terms and Conditions
* The rates are offered on a per room/day basis, cash price only, inclusive of VAT.
* Payment can be made via bank transfer/ internet banking/ PromptPay, Credit /Debit cards and E-Wallet.
* All major credit cards are accepted for payment on-site, with a 3% surcharge.
* All rates are subject to change without prior notice.
* Cash Deposit at check-in: Key card: THB 200/card. Gate Remote: THB 800. Total THB 1,000. [*Cash Deposit will be refunded upon departure]

Extra bed: THB 400 net /night. THB 3,000 /month. A complimentary baby cot is provided upon request for children from newborns up to 2 years old.
Extra sets of linens and towels can be provided upon request. The fee will be THB 300 net/ replacement.

Cancellation Policy -Daily & Weekly Rate:
All refunds, less applicable bank charges, will be processed within 30-45 days upon receipt of the cancellation notice via email.
- Free cancellation if cancel 7 days or more prior to arrival date 11:59 PM Thailand time.
- Any cancellation received less than 7 days prior to arrival date 11:59 PM Thailand time will incur the first night charge.
- Any cancellation received less than 3 days prior to arrival date 11:59 PM Thailand time (including no-shows) will be charged 100% of the booking amount.
- No refund for early check-out or shortened stay.
If the cancellation results in a refund, a handling fee of up to 5% of the refunded amount will be applied.
Excludes: Utility charges [inclusive of all applicable taxes): Electricity: THB 8 per unit; Water: THB 30 per unit or a minimum of THB 200/month for a 1-bedroom unit and THB 300/ month for a 2-Bedroom unit; Telephone: THB per actual duration and TOT charges
On the check-out date, guests will pay the utility fee in cash (THB) to Nivas Chiangmai.
For monthly rental
- At check-in, you will be asked to sign a Lease Agreement.
- A security Deposit of THB 5,000 (1-bedroom unit) or THB 10,000 (2-bedroom unit) is required for any damages or breakages. For 6-month stay or longer, the security deposit will equal the monthly room rental rate. Tenants are accountable for damages exceeding the deposit amount.
- Tenant to pay a cleaning fee of THB 1,500 (1-Bedroom unit) or THB 2,200 (2-Bedroom unit) at the end of the tenancy if the premise is not returned in clean condition.
Reservation and Cancellation Policy – Monthly Rate
A reservation deposit with the amount 50% of the total stay is required in Thai Baht and the remaining balance is due upon arrival
Cancellation policy: All refunds, less applicable bank charges, will be processed within 30-45 days upon receipt of the cancellation notice via email.
· Free cancellation if cancel 30 days or more prior to arrival date 11:59 PM Thailand time.
· 50% cancellation fee if cancel within 14-30 days prior to arrival date 11:59 PM Thailand time.
· No refund if cancel less than 14 days prior to arrival date 11:59 PM Thailand time (including no-shows).
· No refund for early check-out or shortened stay.
If the cancellation results in a refund, a handling fee of up to 5% of the refunded amount will be applied.
All rooms are guaranteed on the day of arrival. In the case of a no-show, your room(s) will be released and you will be subject to the terms and conditions of the Cancellation/No-Show Policy specified at the time you made the booking as well as noted in the Confirmation Email.
Changes and cancellations initiate by Nivas Chiangmai:
In the unlikely event of a change or cancellation to your confirmed rental accommodation, we will inform you promptly and respectfully. Our aim is your satisfaction. We will try to find comparable or better alternative accommodation. If not suitable, we will refund your deposit in full. Please note that our liability is limited to the booking confirmation amount.
Check-in Procedure
Nivas Chiangmai does not offer 24-hour reception. Please inform us of your arrival time. Office hours are from 8 AM to 5 PM. Standard check-in time is 3 PM, with check-out at 11 AM. We can accommodate late check-outs when feasible.
Upon your arrival at our property, we kindly request that you proceed to our Reception located on the 2nd Floor for check-in. You'll be required to complete a registration form and settle the deposit and any outstanding payment at that time.
Please ensure you have your passport and departure card ready for check-in procedures.
For late arrivals, our on-site staff will assist you in obtaining your key and gate remote. If the gate is closed upon your arrival, simply ring the bell for attention. The following morning, kindly proceed to our reception for check-in procedures.
We have a no-pet and no-smoking policy at our property.
