1. Check-in and check-out. Check-in: 14:00-17:30. Check-out: by 11:00. Arrivals after 17:30 require advance
notice and an overtime charge of THB 100 per hour. Latest check-in: 20:00. Check-out at or after 11:30 incurs a
THB 1,000 late check-out charge, unless approved in advance.
2. Entrance gate. The gate closes at 19:00. If you need to leave, enter or return after this time, please notify
staff in advance. This policy protects all guests’ safety and privacy.
3. Room security deposit. A cash deposit of THB 500 per room is payable at check-in and refunded in full
after the room inspection at check-out. Any damage or unpaid charges will be itemized before deduction.
Guests must pay any amount exceeding the deposit.
4. Registered guests and occupancy. Only registered guests may stay, within the room’s occupancy limit.
Outside visitors are not permitted in the accommodation area. Additional guests must be declared and paid for
in advance. Unregistered overnight guests incur a THB 3,000 penalty per person and may be refused
accommodation. Guests under 18 must be accompanied by a parent or guardian.
5. Children and additional guests. Ages 0-4: one child per room stays free; a second child costs THB 300.
Ages 5-11: THB 300 per child, or THB 400 including breakfast. Ages 12 and above are charged as adults: THB
500 per additional guest, or THB 600 including breakfast. Additional guests must not exceed the number stated
in the booking.
6. Quiet hours. Please avoid disturbing others between 22:00 and 06:00. If a disturbance continues after a
warning, the property may end the stay. Any refund is subject to the booking terms and applicable law.
7. Smoking, pets and litter. Smoking inside rooms is prohibited; penalty: THB 3,000. Pets are not permitted
in the room accommodation area; penalty: THB 1,000. Do not leave rubbish, food scraps or cigarette butts on
the ground.
8. Food and cooking. Strong-smelling foods, such as durian, seafood and papaya salad, must not be eaten in
bedrooms; penalty: THB 2,000. Bringing raw ingredients or cooking equipment to cook on the premises is
prohibited; penalty: THB 1,000. Property-provided BBQ sets may be used in designated areas.
9. Electrical appliances and electric vehicles. Do not use your own electric stoves, pans, pots, coffee
makers, kettles, sound systems, musical instruments or karaoke equipment without permission. Penalties start
at THB 1,000 per item. Property-provided appliances may be used normally. EV charging is not permitted on
the premises.
10. Property and bedding. Guests must pay the actual cost of damage or loss they cause. Please report any
incident immediately. Unusual bedding stains requiring special cleaning incur a THB 500 charge per spot.
Evidence and an itemized statement will be provided before charging.
11. BBQ sets and café. BBQ sets cost THB 490 per set for two people. Pork and chicken sets are available
with separate utensils and equipment, served around 17:45. After use, put all dishes and equipment into the
provided box. If failure to do so allows animals to rummage through leftovers and cause damage, guests are
responsible for the actual damage cost. Café last orders: 18:00.
12. Cancellation and date changes. After payment, cancellations and no-shows are non-refundable, and
bookings cannot be transferred to another person. One date change is permitted with at least three days’
advance notice. The new stay date must be within one month of the original date, subject to availability,
booking-channel terms and statutory rights.
13. Safety. Illegal drugs, gambling and other unlawful activities are prohibited. The property may refer
violations to the authorities. Guests sensitive to mosquitoes or insects should bring suitable insect repellent.
